Full Service Merchandising
To create maximum buyer appeal, Joscelyn Johnston will prepare, stage, and transform your home for you. You have many different options available to you. The home staging packages are listed below. Purchases are then made to give it the pizazz it deserves.

Home Merchandising Consultation
This walk through consultation of your entire home is perfect for the do-it-yourself-er. Joscelyn Johnston will provide a complete "Home Merchandising House and Grounds Inspection List" for her clients. Suggestions and adjustments are made for everything from curb appeal to cosmetic repairs and styling tips. We have a great referral service for any house-hold needs you may have.

Brava Package $250.00	This package includes two rooms of your choice and one bathroom We will de-clutter, streamline, and Expert advise on furniture placement We will re-arrange furniture and accessories to make the room have the pizazz you knew it had all along. De-personalize and prepare for sale Lighting tips to help provide a more spacious feeing
Mezzo Package $325.00	The Mezzo Package includes all of the above package, but we add one more room and one more bathroom We will also provide you with a written analysis of the space and offer recommendations for professional services We will analyze the exterior of the home and make recommendations for enhanced curb appeal.
Grande Package $600.00	The Grande Package includes all the features of the Brava and the Mezzo, but you also get: Color coordinating pallets for your rooms to get the maximum Wow factor. Place the finishing touches to enhance each room (items must be returned when home sells) Define each room for its purpose Stage each room for viewing The entire home is included* Homes over 3,500 square feet are subject to an additional charge
Accessorizing $200 - $1000	We will come into each room in your home and set it up to give it the pizazz it needs to sell. Some of the items that we will use are: decorative pillows and throws art accessories permanent botanicals lighting rugs
Personal shopper $75/ hour	You can hire Bellissimo Design for either a 1/2 day or a full day. We can accompany you to your favorite store or you can come with us and we will take you to ours! Hourly rates apply.
"Just before" package (Call for pricing)	This option is great for those home-owners that don't want to use our furnishings for the length of time that their home is on the market, but still want their homes to look nice for the open house. One day before your open house, we will come in and give your entire home the "sparkle and shine" it needs to become marketable. Bellissimo Design will then rent you our accessories for one weekend and we provide the professional set-up and tear down service. Our talented staff have all been trained on home staging, and we make quick work of setting up your home. We do initially need to set up a consultation to see what the scope of the job will be.
Preparation for the selling agent's photograph (Call for pricing)	When you list your home for sale, you need an attractive picture for the MLS listing. With our photography package, your home will make the right impression before any potential buyers even walk through your home. Bellissimo Design will set up each room in your home to be photographed for the selling agent's photograph to be taken. After the picture is taken, we will then take care of the tear down and removal of the loaned accessories. Next, we will also provide you and your real estate agent with a CD with all the images that we took. You will be guaranteed a great MLS listing photograph!
For the do-it-yourself-er $150.00	Bellissimo design will complete a walk-through with the home owner and within one week, they will have a step-by-step analysis of the property. This list will have everything from how to improve your curb appeal to how to make your rooms appear larger. Also, this analysis has a contact for each professional service that we recommend (window treatments, landscaper, painters, etc...)
